Timber and Damp Treatments - Condensation

Condensation can arise from a number of sources, most commonly from the contact of warm, humid air with cold surfaces, including walls and window frames. Condensation can also arise from additional humidity in the air due to showers, cooking vapours and washing/drying clothes.

Condensation is often more noticeable in Winter, when wall and window surfaces are colder and clothes may be hung up to dry inside the house.

Un-treated condensation can lead to the growth of mould which can be detrimental to health. In suitable conditions, mould can grow very quickly.

Some fungi produce toxic substances called Mycotoxins, as well as a large number of volatile organic compounds - which cause the familiar "mouldy" odour.

Positive Pressure Units

An answer to your condensation problem is to install a Positive Pressure Unit (PPU). Normally this can been installed into a loft space, however, there are alternative units for dwellings without a loft they are easy to install and maintain, and inexpensive to run.

PPU's work by introducing a measured amount of air into the dwelling under a slight pressure (positive pressure principle). This forces out the moisture-laden air through gaps and pores in the building (no building is airtight!).

Usually the filter only needs to be changed on an annual basis. The units are quiet, cost a fraction of the amount it costs to run a small light bulb, and require no day-to-day maintenance.

Passive Vents

Passive vents consist of a through-the-wall, 'warm' telescopic sleeve with a piece of mineral wool inside, louvred vent internally and an appropriate external cover. The mineral wool allows the exit of moisture vapour but prevents cold draughts.

They can easily be retrofitted in response to condensation call-outs, during refurbishment programme or installed directly in new build.

A typical house needs about four/five Passive units.

A Local Case Study (Broadstairs)

We had one customer in particular who, after having invested a great deal in renovating a Broadstairs property, was extremely distressed to find black mould on several internal surfaces, including bedroom, kitchen and bathroom.

After diagnosing the mould to be related to Condensation, we advised on a course of remedial measures which included the instalation of a Positive Pressure Unit, Passive Vents and a Turbo Extractor to the kitchen.
